Stage 1 — Pre-reservation verification
Confirm the exact property, seller or developer, regulatory context, price, payment schedule, refund or cancellation terms, and the documents you are being asked to sign.
Stage 2 — Reservation and buyer documentation
Complete the required buyer information and retain copies of receipts, reservation documents and written representations. For overseas buyers, document control and authorized representatives deserve special attention.
Stage 3 — Contract and payment period
Review the governing contract before relying on summaries. Track due dates and keep an organized transaction file containing official receipts, correspondence, signed documents and updated computations.
Stage 4 — Financing preparation
If financing will be needed, prepare early. Loan approval, valuation, documentary requirements and the final amount approved may not match assumptions made at reservation.
Stage 5 — Pre-turnover review
Confirm the expected turnover condition, remaining balances, charges, required documents and inspection process. Use a written turnover checklist.
Stage 6 — Inspection, acceptance and ownership administration
Document defects or incomplete items, understand the correction process, retain acceptance records, and complete the applicable title, tax, association and utility steps for the transaction.
Keep the acquisition evidence organized
A clear paper trail makes verification and follow-up easier throughout the purchase.
