Cebu Property Turnover Checklist: Inspect Before You Accept

Turnover is the moment to compare the delivered property against the contract, plans and promised specifications. A methodical inspection creates a clearer record for defects and follow-up.

Bring the documents

Have the contract, approved unit plan or floor plan, finish schedule, payment records and any written developer commitments available during inspection.

Inspect systematically

Surfaces & finishesCheck walls, ceilings, flooring, cabinetry, doors, windows, sealants and visible workmanship.

Document defects clearly

Photograph issues, identify their exact location and place them on the developer’s punch-list or acceptance record. Keep copies of signed inspection documents and correspondence.

Do not ignore recurring ownership costs

Confirm association-dues commencement, utility-meter procedures, parking documentation, building access, move-in rules and any remaining turnover charges.
