If someone in the Philippines will sign, receive documents or act for you, ask the developer, bank and your Philippine legal adviser what form of authority is required. Requirements can differ by transaction and institution, so arrange this before a deadline rather than assuming a generic authorization will be accepted.
Stress-test the turnover balance
Many overseas buyers can comfortably handle monthly equity but underestimate the larger amount due later. Map the entire payment calendar and test the future balance against conservative financing assumptions, currency movements and changes in income. Before sending a reservation payment
Verify the payee and payment channel directly through an authorized source, read the reservation and refund/cancellation provisions, confirm the exact unit and price schedule, and retain proof of payment.
