Evaluate evidence, not reputation alone
Look at the developer's relevant completed projects, the specific project's regulatory documents, construction and turnover record where available, property-management structure, communication channels and the actual contract you are being asked to sign.
Project registration, License to Sell where applicable, unit and price documents, payment schedule and reservation terms.
Documented progress, formal buyer updates, milestone communication and consistency between written commitments and current information.
Property management, defect handling, association administration, building operations and owner communication.
Compare like with like
A large national developer, a Cebu-based developer and a specialist low-density developer may operate different product types. Compare the evidence that matters to the property you are considering rather than using one generic ranking.
Ask project-specific questions
Who owns the project land? What entity appears in the contract? Which phase or tower is being offered? What exactly is included? What are the expected recurring costs? What happens if financing is not approved? Which statements are contractual and which are marketing projections?
Use official records for official questions
Regulatory status should be checked with the relevant government authority, and title records with the Land Registration Authority/Registry of Deeds as appropriate. Developer websites and sales materials are useful for project features, but they are not replacements for government records.
Research the developer, then evaluate the actual property.
