Cebu Developer and Property Due-Diligence Checklist

Verify seller identity, project matching, source-dated terms and transaction records.

Start with the purpose

A property can be attractive yet unsuitable for a particular buyer. Define whether the priority is personal use, long-term appreciation, rental income, retirement or capital preservation. That objective determines which location, unit type, payment structure and turnover schedule deserve attention.

Verify before committing

Use this framework to form better questions, then confirm the current facts. Request dated computations, contracts and supporting documents. Inspect the location and compare realistic alternatives. Prices, availability, financing terms and project representations can change and should never be assumed from an undated publication.

Make the downside manageable

Compare total acquisition and ownership cost, not only the promoted monthly payment. Test what happens if financing, turnover, rental demand or resale takes longer than expected. A sound purchase should remain manageable under a conservative scenario and should receive appropriate legal, tax, financial or technical review where needed.
